The first step is getting a pre-approval letter from a lender. This will show you how much you can qualify for. It will also show brokers you are a serious buyer when you submit an offer.
We’ll begin to vet properties on your behalf and set up a custom MLS search so that you are notified when properties that match your criteria come on the market in real time.
When we find properties you’d like to see in person, we will schedule appointments.
Once you find the property you’d like to make an offer on, we will complete a contract, presenting your best terms and work with the seller’s agent to come to an agreement. Our focus is on securing the property and best deal for you.
When the offer is accepted, you will submit initial earnest money and the attorneys will review the
contract. Once both sides are ready to move forward, you will begin the process of financing.
Your lender requires an appraisal. The loan amount will be based on the appraised value or the sale price. The inspection will inform you of property conditions that might require repairs.
You will work directly with your lender to complete your application and supply necessary documents such as W2s, tax returns and pay stubs.
Once your loan is approved, your closing will be scheduled.
A few days before closing, the title company will tell you how much money you will need to bring. On the day of your closing, we will do a walk-through of your new property to make sure everything is intact. You will attend the closing with your attorney to sign paperwork and receive the keys.
You’re now able to take ownership of your new property. You’ll want to make sure to have your mail, utilities, bank accounts, bills and credit cards transferred to your new address.
Determine how much you want to spend, by talking to a trusted mortgage lender.
I will customize a search for you, pulling the most up-to-date information available on the internet from the Multiple Listing Service (MLS), the central database for all real estate information.
Once you find interesting properties, I will schedule a day and time to go for a private tour.
Once you find a property you love, we will write up an offer. I will pull comparable properties to determine an offer price. This can be done over the phone, in person or by email with DocuSign.
Offers are typically contingent on a home inspection of the property by a licensed professional to check for signs of structural damage or things that may need fixing.
Attorneys for each party review the contract and make suggestions for changes to protect their clients
Lender will arrange for an appraiser to provide an independent opinion of the value of the property.
Lender works with a title company to handle all of the paperwork and make sure that the seller is the rightful owner of the house you are buying.
Homeowners or condo insurance is necessary and it compensates you for losses to your home and your possessions inside it.
Lender has cleared all the conditions and is now ready to go to closing.
Typically the day before or morning of closing, we do a final walk through that lasts 15 minutes to make sure everything is in the condition you first saw it in and previously requested repairs were made
Your attorney and I will be at the closing to walk you through each and every document and answer any questions you may have. Ownership will be transferred to you and you’ll get keys to your new home!
