Where Lakeview's Breakfast Went: Ann Sather, Stella's, and the Broadway Reshuffle

  • October 15, 2026

At the start of 2026, Lakeview had two Ann Sather dining rooms, one on Belmont and one on Broadway near Roscoe, and Stella's Diner held the corner of Broadway and Barry. Before the year is out, those three restaurants are expected to become one: an Ann Sather in the old Stella's space at 3042 N. Broadway. Owner Tom Tunney says it will be "a little bigger, with bigger outdoor seating" than the location it replaces.

Lakeview's breakfast isn't disappearing. It's moving into a tighter cluster on the stretch of Broadway around Barry. The Belmont site is being rebuilt as apartments with ground-floor retail.

Three addresses become one

Each move happened for its own reason, and the timing is what turns them into a single story.

The Belmont closure came first. In March, Block Club Chicago reported that Ann Sather would leave 909 W. Belmont Ave. after 81 years in the neighborhood. Mavrek Development's second phase of an apartment project on the block called for demolishing the building that held the restaurant. Ann Sather first opened at 929 W. Belmont in 1945 and moved down the block to 909 in 2007. The Belmont restaurant served its final meals on June 28, according to Chicago YIMBY.

The flagship didn't stay in Lakeview. It moved to the former Yolk space at 1819 W. Division St. in West Town. At the time, Tunney said he hoped to bring the restaurant back to Lakeview eventually.

Then Stella's Diner closed. After more than six decades at West Barry Avenue and North Broadway, Stella's shut for good, and NBC Chicago reported on August 2 that Ann Sather would take over the space. Owner Marvin Barsky told the Sun-Times the sale was a personal decision that had been underway for some time. He plans to focus on The Bagel, the Jewish deli he owns across the street, and to open a second Bagel location in downtown Glenview.

So the "return" Tunney hoped for doesn't add a Lakeview location. It relocates one. Ann Sather's restaurant at 3415 N. Broadway, near Roscoe, will move into the former Stella's space once renovations are done. Tunney has said the landlord at the Roscoe-area site asked the restaurant to leave so a neighboring veterinary business could expand.

Address What was there Status as of early October 2026
909 W. Belmont Ave. Ann Sather, 2007 to June 28, 2026 Demolished for Belmora Phase II
3415 N. Broadway Ann Sather Set to relocate to 3042 N. Broadway
3042 N. Broadway Stella's Diner, more than six decades Being renovated for Ann Sather
1819 W. Division St. Former Yolk space Ann Sather's relocated flagship, West Town
1147 W. Granville Ave. Ann Sather Still operating in Edgewater

The opening date is still a hope

The most common question about the Broadway and Barry corner is when it opens, and the honest answer is that nobody has announced a date. In an August 5 update, the Chicago Sun-Times reported that renovations were expected to take a couple of months and that Tunney hoped to open in October. As of October 7, our research turned up no local news report confirming an opening, a firm date, or a menu announcement for the new space.

That leaves an open stretch on Broadway this fall. Stella's has closed, and the Roscoe-area Ann Sather is expected to keep serving until the new space is ready. Lakeview still has one Ann Sather for now, and it's simply in the middle of moving four blocks south.

What replaces the Belmont block

The Belmont side is where the change lasts longest, because a restaurant is being replaced by a building.

Mavrek Development's project on the block has shrunk a lot since it was first proposed. The early pitch called for 11 stories, 210 apartments, and 10,000 square feet of ground-floor retail stretching from Ann Sather on the east to Belmont Army Vintage on the west. After neighbors criticized it, the firm settled on a five-story building that didn't require a zoning change, with 5,300 square feet of retail, roughly half the original figure. That smaller plan originally left Ann Sather standing. Belmont Army Vintage, on the block since 1975, closed in 2025 to make way for the first phase. The plan later expanded to include demolishing 909 W. Belmont as phase two.

Here is how the Belmont timeline has played out this year:

  1. June 28: Ann Sather serves its last meals at 909 W. Belmont.
  2. July 10: The city issues a demolition permit for the building.
  3. August 5: Chicago YIMBY reports that demolition is mostly complete. The construction permit for a five-story, 46-unit Phase II, filed under 917 W. Belmont, is still pending.
  4. August 26: Foxtrot announces a Lakeview store in the Phase II ground-floor space. The Sun-Times reported that the company expects to open next year, and its COO called the site a "natural fit for our next Chicago store." A photo caption in the same report describes the residential development and Foxtrot location at 917 W. Belmont as under construction.
  5. August 31: Urbanize Chicago reports that pre-leasing has begun at Belmora's first phase, a 46-unit building at 919 W. Belmont, next door to the planned Phase II.

The Foxtrot store is an announcement, not an open business. It's tied to a building the Sun-Times described in late August as under construction, and a 2027 opening is the company's stated expectation. Anyone walking past the Belmont site this fall will see construction, not a storefront.

The Barry stretch is where things are landing

While Belmont waits on construction, the stretch of Broadway around Barry is filling up.

The Bagel is still operating at 3107 N. Broadway, across the street from the future Ann Sather. Once the renovation is finished, that corner will have two of Lakeview East's longest-running breakfast and deli names facing each other across Broadway.

A short walk north on the same stretch, Noodleverse has opened at 3139 N. Broadway. It's a Chinese noodle shop that started as a stall in a Chinatown basement food court and now has its own storefront. Southport Corridor News describes the menu as noodles in hot spicy beef soup, in cold broth, or topped with tomato and egg, with dumplings and rice bowls alongside. The Infatuation gave it an 8.7 in a first look published September 21.

Taken together, a resident who used to split morning plans between Belmont and Roscoe will be heading to roughly the same few blocks of Broadway for an Ann Sather table, a deli order, or a bowl of noodles later in the day. The places that left those other blocks are being replaced by apartments and, on Belmont, a planned Foxtrot.

Walking the stretch this fall

The Lakeview East Chamber's seasonal programming gives residents a reason to walk Broadway even before the new Ann Sather opens.

  • Little Monster's Crawl, October 31, 11 a.m. to 2 p.m.: Participating Lakeview East businesses hand out Halloween treats to kids in costume.
  • Giver's Gift, November 1 through December 21: The chamber's holiday shopping promotion with participating neighborhood businesses.

The full schedule is on the Lakeview East Chamber's 2026 events page. The Little Monster's Crawl falls during daytime hours on Halloween. Northalsted's Haunted Halsted parade runs that evening from 7 to 8 p.m. on Halsted between Aldine and Addison, so families can do both on the same day.

Short answers to the questions neighbors are asking

Is Ann Sather open at Broadway and Barry yet? As of October 7, we found no report confirming it. The latest published target was Tunney's hope for an October opening, reported August 5.

Will the Ann Sather near Roscoe stay open? According to Tunney, the 3415 N. Broadway restaurant is the one relocating to 3042 N. Broadway, so Lakeview will have one Ann Sather rather than two.

Where did the Belmont Ann Sather go? The flagship moved to 1819 W. Division St. in West Town. The Edgewater location at 1147 W. Granville Ave. is still operating.

What's going up on Belmont? Belmora Phase II is a five-story, 46-unit building at 917 W. Belmont with ground-floor commercial space, and Foxtrot is the announced tenant with a 2027 target. The Sun-Times described the site as under construction in its August 26 report.

At Summerville Partners, we keep track of how changes like these move along a block, from the Barry corner to the Belmont construction site, because they shape how a street feels and how it's valued.
